Each phase focuses on the essential tasks. Documents and budget items that can be confirmed early should not wait until arrival.

8-12 weeks before departure

  • Confirm your work, study, or long-stay route and save official application records.
  • Build a conservative three-month budget, separating deposits, flights, temporary stay, and insurance.
  • Prepare scans of passport, education, marriage, birth, and employment documents.
  • Shortlist areas by commute time, not just map distance.

2-4 weeks before departure

  • Book temporary accommodation so you do not sign a long lease unseen.
  • Prepare payment cards, cash, and emergency contacts that work in Singapore.
  • Create a viewing checklist for address, lease period, deposit, repairs, and house rules.
  • Plan roaming or a temporary SIM so you can get online on arrival day.

First week in Singapore

  • Complete employer, school, or accommodation reporting steps.
  • Set up a local phone number and update bank and app notifications.
  • View homes in person and record commute, noise, light, aircon, and hot water conditions.
  • Compare real daily spending against your planned budget.

First 30 days

  • Open a bank account or collect missing documents, including proof of address.
  • Confirm lease, deposit receipt, repair contact, and move-out rules.
  • Organise medical, insurance, tax, and emergency-contact documents.
  • Review actual spending and update the next-quarter budget.

Pre-arrival budget pack

  • For a single move, keep target monthly budget x 3 as a base buffer.
  • Separate rental deposit, first month rent, temporary stay, and viewing transport.
  • For family moves, separate childcare, school, insurance, and medical costs early.
  • Keep at least one usable international payment card and emergency cash.

Avoid these mistakes

  • Looking only at monthly rent and forgetting deposits, temporary stay, furniture, internet setup, and moving costs.
  • Using a tourist budget for daily life and underestimating weekday lunches, transport, and insurance.
  • Transferring money before verifying owner eligibility, address, contract terms, and repair responsibilities.
