Singapore Rent Guide by Area

Rent is the biggest variable in a Singapore budget. Use official HDB medians as a benchmark, then choose by commute and daily needs.

Area rent benchmarks

A median is not the lowest price. MRT distance, unit condition, short leases, address use, and cooking rules all affect rent.

Six questions before choosing an area

  • Is your daily one-way commute consistently manageable?
  • Are supermarkets, hawker centres, clinics, schools, or childcare nearby?
  • Do you need a whole unit, common room, master room, or temporary stay?
  • Does the lease allow address use, cooking, visitors, and remote work?
  • How are utilities, internet, aircon servicing, and repairs split?
  • How do deposit, early termination, cleaning, and furniture damage work?
