HDB 15-month wait-out removed: private-property owner checklist

The headline is broader than the actual route. The removed 15-month wait applies to private residential property owners/former owners buying a non-subsidised HDB resale flat without an HDB housing loan. Subsidies, HDB loans, BTO purchases and other eligibility rules did not disappear with it.

  • Do not pay an option fee from a headline alone; obtain a valid HFE first.
  • Choose grant, HDB loan or bank-loan path before modelling cashflow.
  • List every Singapore and overseas private-property interest and disposal step.
  • Put sale proceeds, CPF refund, bank financing, stamp duty and renovation buffer on one timeline.
  • If an old HFE relied on the former 55+ exemption, confirm whether cancelling and re-applying is worthwhile.

  • Removing 15 months is not automatic purchase approval or a price forecast.
  • A 30-month boundary can still affect subsidy and HDB-loan routes.
