Rental move-in checklist (Singapore): key day → first 72 hours

Keys मिलना “move-in done” नहीं है। Disputes अक्सर evidence missing होने से शुरू होते हैं: photos नहीं, inventory check नहीं, meter readings नहीं, और 24–72 hours में written defects list नहीं। यह conservative timeline + evidence pack + copyable message आपको future deductions से बचाने में मदद करता है।

Move-in timeline (conservative: key day → first 72 hours)

When What to do
Key handover (पहले 30 mins) Keys/access cards count confirm करें; walk-in video लें; electricity/water meter readings date के साथ photo करें; Wi‑Fi, aircon, water heater, washer power-on test करें।
2 hours के अंदर Full-house photo sweep: walls, floors, ceiling, windows, locks, kitchen surfaces, sink, bathroom drainage, mould/water stains। हर issue के लिए: wide + close-up + location shot।
24 hours के अंदर Numbered defects list (photos के साथ) owner/agent को भेजें: location + issue + impact + request (fix/replace/record as existing) + photo refs।
72 hours के अंदर Inventory verify करें (missing/damaged items defects list में add करें); utilities/internet split + payment method confirm करें; repair contact + reporting channel + expected response लिखित में रखें।

Move-in ‘evidence pack’ में क्या रखें

  • Handover day: unit number, keys/cards count, meter photos (electricity/water) date के साथ।
  • Dated photo sweep: per room 6–12 photos (wide + details), corners/scratches/mould/leaks/window gaps/cabinet doors पर focus।
  • Defects list: हर issue एक line (numbered: location + description + request + photo reference)।
  • Written confirmations: utilities split, aircon rules, cooking/visitors, repairs responsibility.

Defects list कैसे लिखें (proof-first approach)

  • हर item में 4 चीज़ लिखें: location, current condition, impact, request (fix/replace/record).
  • Emotional words avoid करें; observable description दें।
  • Proof attach करें: wide + close-up; functional issues के लिए short video भी रखें।
  • अगर अभी fix नहीं करेंगे: written confirmation मांगें कि यह existing defect है (conservative)।

Week one में 5 systems stable करें

Aircon + water heater Usage limits, servicing frequency, booking/payment responsibility और starting condition लिखित में लें। “बाद में देखेंगे” वाला setup अक्सर move-out dispute बनता है।
Cooking / visitors / quiet hours House rules को chat या written notes में जल्दी capture करें। Shared housing में friction rent से ज्यादा lifestyle rules पर आता है।
